What is a preliminary planning report?

A preliminary planning report is a desktop feasibility assessment of a property’s development potential, prepared before you spend money on design. Helios Project Management’s report covers zoning and planning controls under the relevant LEP and DCP, development potential and planning risks, a preliminary CDC versus DA approval pathway review, and bushfire, flood, heritage and environmental mapping — for a fixed fee of $550 inc. GST with a written report within 72 hours.

What do I need to send you?

Just your property address and a brief description of what you are hoping to build. If you already have plans, surveys or other documents, you can upload those too — but they are not required.

How fast will I get my report?

Your written planning report is issued within 72 hours of receiving your property details. If we need anything further, we will contact you the same day.

What does the report cover?

Zoning and planning controls under the LEP and DCP, development potential and planning risks, a preliminary CDC versus DA approval pathway review, bushfire, flood, heritage and environmental mapping, and a recommendation on approval strategy and the consultants you will need.

What is not included?

The assessment is based on publicly available planning information and mapping systems. It does not include a Section 10.7 Planning Certificate, title search, sewer diagram, easement investigation, covenant review or detailed due diligence. Further investigations may be required before proceeding with a formal approval pathway.

Is the fee really credited back?

Yes. If you engage Helios to manage your approval after receiving your report, the full $550 fee is credited against our approval management services.

Does this work for a property I have not bought yet?
